Top 3 reasons to get a home inspection.

To find out the condition of the home you’re going to purchase.

This one is obvious. The main reason buyers get a home inspection is to find out as much as possible about the condition of home they are interested in buying. A certified inspector gives the buyer the best chance to accomplish this because they know the specific things to look for during the course of an inspection.

For leverage in a real estate transaction.

Chances are that during the home inspection there were issues found that require repair. Depending on the details of your offer, it is possible that a good real estate agent armed with the inspection report could negotiate repairs or the get a credit with the intentions to fix the issues.

Pre-Listing.

Some sellers opt to have an inspection before they put a property on the market. Some of them try to repair everything, some of them just want to be able to disclose everything properly and be upfront about what they find. These are probably less than one percent of all the inspections I do, and I warn sellers and agents that it is possible that it could bring up new issues that they may have to contend with before listing.
